Our initial job in the development process is to identify issues for our client including:

Other project management services include:

  • Assist the architect/engineer in defining the owner’s needs and setting the project criteria
  • Assist in providing a “value added” analysis to both the ownership and architect/engineer
  • Advising the owner of construction methods, materials, and structural components as the project plan matures
  • Assisting architect with budgeting and cost monitoring
  • Bid package management and coordination with the architect/engineer
  • Bid assessment and qualifying
  • Awarding of contracts
  • Contract review and execution
  • Assisting the owner/architect/engineer with selection of the surveyor and testing labs
  • Finalizing accounting on construction contracts, recommending retainage release, and obtaining final lien waivers
  • Supervision of build out inspections for tenant improvement allowance disbursal authorization
  • Ensure tenant compliance with lease signage directives
  • Administer contracting procedures including bid invitations, bid analysis, contract negotiation, contract monitoring, inspection, and payment
  • Administer, supervise and organize contractors to ensure quality work and cost control of preventative and ongoing maintenance services
  • Accepting delivery and arranging storage, protection, and security for all owner purchased materials, systems, and equipment
  • Assisting in the research of the labor market
  • Assisting Architect or Contractor with meetings with code officials prior to the start of construction to ensure that all requirements will be met
  • Assist in the organization of responsibilities and work flow by providing on-site construction administration, supervision, and coordination
  • Scheduling and conducting all job site and construction meetings
  • Assisting architect in developing and maintaining construction schedules
  • Weekly Construction progress reports
  • Obtaining for the owner all building equipment, operating manuals and warranty information, and coordinating startup of the building systems with operational personnel
  • Obtaining for the owner as-built drawings for the architect/engineer and contractors
  • Assisting in the preparation and coordination of completion of punch lists
  • Assisting in the coordination of contractor warranty work as required during the warranty period
  • Assisting in the preparation of the letter to the municipality recommending project acceptance and issuance of certificate of occupancy
  • Conduct tenant improvement build out inspections for 70% & 100% disbursements
